리츠산업 활성화가 생산·부가가치·고용에 미치는 효과를 분석했다.

This paper analyzed the economic effects on revitalization of REITs industry. The economic effect in this paper was divided into the effects of REITs industry and rental housing REITs, and the economic analysis was based on Input-Output method with characteristics of REITs industry. The effects of revitalization of REITs industry are as follows. The production, the value-added, and the employment will be increased from 12.2 trillion won (2016) to 25.9 trillion won (2021), from 10.1 trillion won (2016) to 4.8 trillion won (2021), and from 5.4 thousand persons (2016) to 11.5 thousand persons (2021) respectively.

Based on the GDP in 2016, the value-added of REITs industry will increase from 0.32% (2016) to 0.67% (2021). Furthermore, the economic effects of rental housing REITs relative to total REITs’s effects on the production, value-added, and employment are 85.6%, 70.0%, and 87.9%. This results shows that the growth of the REITs industry is meaningful for the Korea’s economy especially for the construction industry. The method used in this paper is a method to solve the upward bias of employment in industries where direct employment does not occur through labor cost. Therefore, the application of this method is more desirable for economic effects, especially employment effects of industry.

In order to apply this method, it is necessary to precisely investigate the expenditure structure of the industry and accurately link with industrial classification.
