공동주택의 개발에 따른 지구단위계획의 발전방향에 관한 연구 : 부산 지역을 중심으로

공동주택 개발에서 지구단위계획 인센티브 제도의 개선방안을 연구했다.

This thesis estimates the application of incentive system to Planned unit development and suggests the resonable improvement of incentive system in the developing public housing Major flow of this study can be summarize as follows: 1) this paper examined the development density based on the classified residential zoning sorted by metropolis and local cities 2) it also analyzed the abolition of the planned road, the change of FAR(floor-to-area)which is resulted in and the problem of securing the infrastructure through the city as example for the planned unit development of public housing.

3) this thesis looked over how to set the development density in the act of urban planning according to the size for city , how to work incentive system in setting the planned unit development by proposing case alternative for managing and improving the development density of public housing Major results of this study can be summarize as follows: The planned unit development is established so as to use lan effectively and to improve its faculty and sight, to get favorable circumstance.

For the planned unit development to play its role well, the development density should be able to give incentive system according to characteristics of each city's through systematic improvement and the planned unit development should develop system that applies principle of equity both to dweller and developer by discriminating the public and individual cleary.
