지적재조사의 선형지목지구에 따른 근사평가액 청산 모형

지적재조사 선형지목지구의 근사평가액 청산 모형을 제시했다.

This study used strip land category of road, river, and ditch which has homogeneity or connected common characteristics as commonly objective index in urban and rural areas around the country for district regulation of cadastre resurvey. Strip land category is a standard to segmentalize each district according to proper parcel number which has a certain standard while maintaining previous border of an administrative district. The purpose of this study is to suggested approximation clearing model to improve appraisal value and official land price at the same time using scales of 1/600, 1/1200 per type of areal increase and reduction that used a coefficient of previous method for land price.

본 연구에서는 지적재조사사업의 지구설정을 위해 전국적인 도시지역과 비도시지역에 공통적인 객관적인 지표로서 등질성을 갖거나 연관된 공통특성을 갖는 도로, 하천, 구거의 선형지목을 이용하여 기존의 법정동의 경계를 그대로 유지하면서 각 지구별로 일정한 기준의 적정 필지수의 규모에 따라 세분하는 지구설정 기준에 따라 각 지구의 면적증감 유형별, 축척별로 구분하여 기존의 개별공시지가, 감정평가액을 동시에 보완할 수 있는 근사평가액의 모형을 제시하였다.
