Nowadays, mutual funds are a very popular personal finance tool. This research paper examines investors' investment styles, their perception of risk assets such as mutual funds, and the factors determining investors' choice of equity funds or REIT's (Real Estate Investment Trust) among the many funds available.
In October 2003 the Law Governing Management of Passive Investment Assets was enacted, and the reasons investors selected volatile equity funds or relatively safe REIT's became an area of research interest. The 5 factors return to investors, safety, ease of subscription and cancellation, trust in the fund management company, and liquidity/ease of cash withdrawal were analyzed in the study. The current study started with the hypothesis that investors focusing on returns would tend to choose equity funds while those favoring safety would choose REIT's.
A survey of 259 customers of SC-Cheil Bank was conducted from June to September 2007 in which respondents had to fill out a questionnaire which was then collected upon completion. In order to determine the factors determining fund choice, frequency analysis with a binary dependent variable and logistic regression analysis were used. In addition, to determine the degree of similarity among factors, discriminant analysis was conducted.
In the logistic regression analysis, the dependent variable was the choice of either an equity fund or REIT while the independent variables were gender, marriage status, age, dual-income household status, yearly income, homeowner status, total income and expenditures, dependents attending school, fund returns, and safety. A summary of the results is as follows. First, frequency analysis indicated that self-employed, high-income individuals focused more on fund returns and therefore preferred equity funds. Also those whose total income was higher than their total expenditures also preferred equity funds.
On the other hand, housewives generally chose safety, preferring REIT's, while those whose total income was less than their total expenditures also preferred REIT's. In addition, those choosing to invest in equity funds placed higher importance on returns whereas investors in REIT's were looking for stable income. Second, logistic regression analysis revealed that the greater one's age, the greater one's preference for REIT's. Also, as the positive difference between total income and expenditures increased, so did the preference for equity funds. As the preference for safety increased, it was found that the preference for REIT's increased as well.
The other independent variables showed no relationship with the results. This study demonstrates that investors focusing on returns tend to invest in equity funds whereas those who focus on safety tend to invest in REIT's. The investment pattern uncovered was that older investors tend to focus more on safety while those whose income greatly exceeds their expenditures show a more aggressive investing style.
