초록
The mixed use development means an integrated large-scale multi purpose urban design reflecting a specific era and place, which is the reason it requires various methods along with diverse backgrounds of development to proceed. This research intends to explore the mixed use development method for urban regeneration. The analysis of this research focus on advanced cases, such as Japan and Great Britain, for the research of mixed use development methods for urban regeneration.
It focuses on the utilization of the Jeonju stadium; and in the domestic cases, the adjacent Yongsan subway area, which is now in progress, and the Seungui Arena Park in Incheon, which is similar to the Jeonju Stadium, were the focal points for analyzing the characteristics of the project and process. The objectives of this study are as follows: First, it aims to address the need to introduce mixed use development methods and corresponding strategies, for the sustainable urban regeneration in provincial cities in Korea.
Second, by putting together the implications of the case study results of domestic and foreign advanced countries, it aims to come up with unique mixed use development methods by exploring such advanced cases on mixed use development. Third, the example of Jeonju Stadium site in Jeonju is used to help examine the direction of mixed use development, and therefore, present a desirable direction toward development. The concept of mixed use development in the future stands for the interrelation of consumers, enterprises, tourists/tourist attractions, citizens, and public facilities, and should function as the arena for experience-sharing to establish mutually close networks.
Now, there is a need to shift from the development-oriented paradigm to the paradigm for urban management to use the current urban space efficiently. Sustainable urban management should be introduced that facilitates political demand and meets the challenges posed by changes in conditions. Three-dimensional and strategic arrangement of facilities in future mixed-use development should be made, based on a comprehensive understanding of the facilities in the complexes, regional cultures, and attraction. Furthermore, it should be planned in ‘urban style’ to reflect their cultural content, with the spatial structure of urban streets and correlations between exterior and interior spaces.
Finally, in mixed use development, those buildings with functions lacking variety ought to be excluded through active participation of the public, and there should be less emphasis on short-term and profit-oriented development. Furthermore, starting from the planning stage, systematic and reasonable development of multiple-purpose facilities needs to be pursued by considering various functions, such as exhibition, culture, and welfare facilities, etc. In the future, the development of large-scale multiple purpose facilities must be investigated to see whether they suit regional characteristics and culture.
Thorough screening is likewise needed in licensing and authorizing similar development of multiple purpose facilities.
