중국 부동산시장에 대한 연구 : 투자현황 및 진출전략 중심으로

중국 부동산시장 현황과 정책, 한국 기업의 투자 진출전략을 분석했다.

개혁개방 이후부터, 중국의 부동산산업은 약 30년간 꾸준한 발전을 이루어 왔다. 부동산 시장은 중국 경제가 급속도로 발전할 수 있게끔 견인한다. 중국의 부동산시장이 급속의 경제성장과 외국인투자 증가 및 부동산 실수요 및 투기 수요 증가 등으로 인해 과열양상을 되는데, 한국기업과 개인의 대중국 부동산투자가 증가하는 것으로 나타나고 있다. 한국이 중국의 부동산시장에 효율적 진출을 도모하려면 일단, 중국의 부동산시장 현황 및 투자환경에 대하여 충분히 알아야 한다. 본 논문에서는 중국 부동산시장의 현황과 향후의 정책 개혁방향, 투자환경을 분석하고 한국기업들이 중국 부동산시장 투자 현황과 문제점 및 투자진출 전략을 연구하였다. 중국의 부동산시장에 보다 더 많은 외국 투자자본 유입 및 투자자의 증대, 또한 발전성의 확대 등의 목적과 한국기업의 중국 부동산시장 투자가 더욱 더 효과적일 수 있는 데에 도움이 되는 목적을 두고 작성하였다. Since the reform and opening up, the real estate industry of China has gone through over 30 years sustainable development. During this period, it motivated the high speed development of economy in China.

As the real estate market was developing rapidly, the real estate market become overheated because of the foreign investment, the actual needs for houses and speculative demand increased. Meanwhile, the Korea enterprise and individual investment on real estate market also increased constantly. Korean enterprise and individual must have a further understanding of the current status of the real estate market and the investment environment in China, if they want to invest on real estate market in China high efficiently. In the paper, the current status and policy reform tendency of real estate market in China, as well as the investment environment are analyzed.

Moreover, the current status and existing problems for investing on real estate market in China are studied. It is expected to provide some references and assistance for Korean enterprises that plan to investment on the real estate market in China more efficiently.
