This study aims to optimize global real estate investment portfolios by applying a deep learning-based Heaton model and empirically verifying its effectiveness. We focus on five major global cities (Seoul, New York, London, Paris, Tokyo) and five real estate sectors (office, retail, hotel, logistics, residential).
Leveraging a comprehensive dataset encompassing more than 80 variables—ranging from macroeconomic indicators and urban-level metrics to industry- and property-specific data—we trained the Heaton model to capture complex, nonlinear interrelationships and latent patterns among diversified real estate assets. By employing an Autoencoder architecture, the Heaton model extracts key features from high-dimensional inputs, enabling it to recommend optimal asset allocation strategies that balance returns and risks. To validate the model’s generalization and robustness, a time-split validation framework was applied.
The results demonstrate that the Heaton model-based portfolio consistently outperforms traditional equal-weight investment strategies in terms of risk-adjusted returns, evidenced by improved Sharpe ratios and reduced volatility. This research provides practical insights for global institutional investors seeking to refine their real estate asset allocation strategies, as well as for individual investors entering the rapidly growing RWA (Real World Asset)-based digital real estate investment market.
By shifting from traditional, experience-driven decision-making to a data-driven, quantitative approach, this study highlights the potential of AI-driven models to enhance both portfolio stability and long-term investment efficiency. Future research will explore extending the dataset, integrating additional asset classes, and developing real-time advisory systems, thereby contributing to more stable and efficient global real estate investment decision-making.
