In Korea, the quantitative growth of apartment was contributive to improving the conditions of housings shortage in urban area. But by land-use of high degree, the site became high density and various problems appeared in environment of site as a results of it. The direct reasons for the high density is the loosening of regulations for FLOOR AREA RATIO. and the distance between buildings, with the appearance of high-rise apartments. But the principal reason is the absence of density measurement to control the development densities.
When the site is developed in high density, the first problem is that the outdoor area is relatively small and the except service area(as road and parking area) becomes short. The second problem is that the outdoor space brings about the strong sense of enclosure by the short distance between apartments. For solving this problems, followings are required. 1. taking househould density to show density level,open-space ratio and net open-space ratio to show open-space level. 2. talking the parking facilities using ground and underground instead of surface parking. 3. taking the building type and layout pattern of apartments to decrease the strong sense of enclosure.
