A government enacts a law concerned with investment firms of the real estate in april , 2001 and puts it in operation in july, 2001. A Real Estate Investment Trust(RE1T) is similar to a mutual fund that invests in real estate-a corporation or trust which qualifies as a REIT does not pay corporate income tax to the National Tax Administration(NTA). This is a unique feature shared only with mutual funds, and is one of the most attractive features of a REIT.
A REIT is a company that buys, develops, manages and sells real estate assets. REITs allow participants to invest in a professionally-managed portfolio of real estate properties. REITs qualify as pass-through entities, companies who are able distribute the majority of income cash flows to investors without taxation at the corporate level (providing that certain conditions are met). As pass-through entities, whose main function is to pass profits on to investors, a REIT's business activities are generally restricted to generation of property rental income.
Another major advantage of REIT investment is its liquidity (ease of liquidation of assets into cash), as compared to traditional private real estate ownership which are not very easy to liquidate. One reason for the liquid nature of REIT investments is that its shares are primarily traded on major exchanges, making it easier to buy and sell REIT asset/shares than to buy and sell properties in private markets In fact, to qualify as a REIT, a company must comply with various provisions of the NTA tax code. Of greatest interest to the investor is the requirement to distribute at least 90 percent of taxable income, resulting in current income to shareholders.
Additional virtues of REITs are discussed below and include predictable dividends, investment liquidity, professional management, conservative use of leverage, diversification of investment risk, and independent monitoring. Because of the requirement to distribute a minimum of 90 percent of taxable income, investor expect to pay a relatively high dividend compared to the KOSPI average. Taken together with capital appreciation, REITs historically have offered a total return ranging from 10-17% per annum. Unlike direct property ownership, publicly-traded REITs are also a highly liquid form of property ownership and investment.
And due to their high dividend yield, REITs have historically been less volatile than the stock market taken as whole. This paper use both qualitative and quantitative analysis with the previous papers and case studies and an interview with professionals and with statistical data.
