젠트리피케이션 해법으로 공동체 가치 기반 리츠 활용 방안을 살폈다.

The purpose of this study is to examine how to use REITs as a solution to the gentrification problem. The research results are summarized as follows. First, as a solution to gentrification, assetization of community value can be a promising alternative as it is an essential solution to the structure and decision of ownership, and this is confirmed through the case of Amsterdam East Port, London's Coin Street Community Builders, and Boston DNI Community Land Trust. Second, as a plan for such assetization of community value, the possibility of using REITs in Korea is sufficient, and public-led REITs, resident participation REITs, and social enterprise REITs were suggested as utilization plans.

Third, as policy implications to increase the use of REITs, the necessity of public mediation for cooperation among stakeholders of REITs and the establishment of an institutional foundation for securing land ownership of REITs were derived.
