주택재개발사업의 공공참여에 의한 원주민의 재정착가능성 변화분석

공공 참여에 따른 주택재개발사업 원주민의 재정착 가능성을 분석했다.

The purpose of this research is to evaluate resettlement possibility of housing cooperative members as original residents (HCMOR) by the amount of construction cost reduction according to the participation of a public corporation. 21 Housing Redevelopment Projects (HRP) and 19 Housing Construction Projects (HCP) conducted in Seoul are selected as case study areas. Then, the financial burden of HCMOR is estimated, and the average construction cost of HRP implemented by private construction companies is compared with that by SH Corporation as a public enterprise.

The result shows that resettlement possibility is improved by 5.4% when the public enterprise is participated, as resettlement cost is reduced. This implies that the participation of the public corporation plays an important role in improving resettlement possibility.
