This study empirically examines the effect of asset sector diversification on the performance of listed Korean Real Estate Investment Trusts (REITs). Despite persistent P/NAV discounts and ongoing policy discussions regarding sector diversification in the Korean REIT market, empirical evidence has remained absent. This study fills this gap by providing the first empirical analysis using a longitudinal panel dataset. The sample comprises 20 listed Korean REITs, forming an unbalanced panel dataset of 343 quarterly observations from their respective listing dates through the fourth quarter of 2025.
Sector diversification is measured across four dimensions: the Herfindahl-Hirschman Index (HHI), number of sectors, a binary diversification indicator, and a sector-type classification. Performance is assessed via NOI Margin, Sharpe Ratio, and P/NAV ratio. Based on Hausman test results, Fixed Effects Models are applied to NOI Margin and P/NAV, while a Random Effects Model is used for the Sharpe Ratio. Three key findings emerge. First, no diversification indicator exerts a significant effect on NOI Margin, suggesting that sector diversification does not immediately translate into improved accounting profitability.
Second, the diversification dummy marginally reduces the Sharpe Ratio, whereas office-type and logistics-type REITs outperform mixed-type REITs on a risk-adjusted basis. Third, the number of sectors positively affects P/NAV, providing evidence of a diversification premium whereby investors reward broader sector exposure as a signal of strategic flexibility. Simultaneously, office-type REITs command a P/NAV premium over mixed-type REITs, revealing a dual valuation structure in which the market rewards both sectoral breadth and specialized expertise. A consistent discount is applied to REITs holding overseas assets across all performance models.
Overall, these findings suggest that the value of sector diversification is more readily captured in market expectations than in short-term operational metrics, implying a time-lag in the transmission of diversification benefits. This study provides critical insights for REIT managers, investors, and policymakers in shaping the future development of the Korean REIT market.
