부동산 거래 에스크로우 서비스 선호 요인에 관한 연구

부동산 거래 안전을 위한 에스크로우 서비스 선호 요인을 분석했다.

부동산은 다른 재화와는 달리 거래금액이 크고 거래사고가 발생할 경우 개인적, 사회적인 피해가 엄청나게 크다 할 것이다. 부동산에 대한 소유 욕구가 큰 우리나라에서는 부동산 거래의 안전성, 투명성, 신뢰성 확보가 무엇보다 중요하고 시급히 해결해야할 정책과제인 것이다. 하지만 개업 공인중개사와 일반 국민의 전문지식과 거래경험 부족, 부동산 거래 관련 법령과 제도상 문제점, 거래관행상 문제 등 거래사고의 위험성은 항상 내포되어 있다. 이러한 부동산 거래사고 위험성 해소를 위해 2001년 2월 에스크로우 제도가 우리나라에 처음으로 도입된 후 20여년이 지났으나, 제도 정착이 아직도 묘연한 실정이다. 본 연구는 부동산의 거래 사고 방지를 위한 에스크로우 서비스 선호 요인들의 상대적 중요도와 우선순위를 파악하고자 기존 선행 연구들로부터 제시된 에스크로우 서비스 선호에 영향을 미치는 요인들을 조사·정리하였다. 또한, 부동산 거래 안전을 위한 에스크로우 서비스 이용 선호 요인에 대해 서비스 사용자인 일반인과 서비스 제공자인 에스크로우 업무 종사자들 간의 인식 차이를 조사·분석하고 에스크로우 서비스 활성화를 위해 우선적으로 해결되어야할 핵심요인들을 발굴하여 정책과제로 제시하는데 역점을 두었다. 이를 위해 부동산 거래 에스크로우 서비스 활성화를 위한 선호 요인들을 유형별 종류별로 분류하고 상위요인과 하위요인으로 연구모형을 설계하였다.

또한 상·하위 핵심요인들 간의 상대적 중요도와 우선순위 파악을 위해 AHP 계층분석기법을 사용하여 요인 간 가중치 분석 서비스 사용자와 서비스 제공자간 비교분석을 실시하였다. 연구결과 도출된 에스크로우 서비스 이용 선호 요인들을 중요도 순으로 제시함으로써 서비스 이용 활성화에 기여하고자 하였다. Unlike other commodities, real estate has a large transaction amount and if a transaction accident occurs, personal and social damage will be enormous. In order to understand the relative importance and priority of escrow service usage preference factors for preventing real estate transaction accidents, this study investigated and organized factors affecting usage preference suggested from previous studies.

In addition, we investigate and analyze the difference in perception between service users, the general public and service providers, escrow service workers, regarding the factors favoring the use of escrow services for real estate transaction safety, and identify key factors that need to be prioritized to promote service use. Emphasis was placed on presenting the task. For this purpose, preference factors for activating real estate transaction escrow service use were classified by type and type, and a research model was designed with upper and lower factors.

In addition, in order to identify the relative importance and priority between the upper and lower core factors, weight analysis between factors and comparative analysis between service users and service providers were conducted using the AHP hierarchical analysis technique.
