Apartment houses were first introduced in Korea in 1960s. It contributed to quantitative supply of the houses and it becomes developing further with the high growth of the economy in 1970s.
Apartment houses developed in New Cities such as Bundan and Ilsan accrued rapid increase in house supply comparing to other house types and it becomes the representative residence type in modern society. Although the house supply estimated by the Ministry of Construction and Transportation has already exceeded 100% of the demand with the supply of large apartment house blocks, nobody can deny the negative aspects of the apartment houses in the aspect of residential environments. The aggravated residential environments called for the qualitative demands of the residents because the quantitative aspects were already met.
In the past the interest of the users used to be restricted to the interiors of their own residential area but it is being expanded to concrete and macro view such as outdoor greeneries and city view. With the perception of these problems, apartment house reconstruction projects can be managed by Urban Planning by allowing the designation of the area where apartment houses will be built through the reconstruction building project as ''Block Unit Planning Area'' Article 40.6 of Ex-Urban Planning Law Enforcement.
However there are various problems in execution because the Block Unit Planning according to apartment house building project is in the beginning phase, and the representative element is the insufficient standards on Development Density The scope of the development density is assumed to be building width ratio, total building with ratio and building story restrictions, and the outdoor living space is assumed as landscape part and building part. Keyword: Building story restriction, Block Unit Plan, Building width ratio, General Residential Area Type II, Outdoor living space17) Outdoor living space is assumed as landscaping and facilities..
To resolve such a problem and to achieve and stabilize the original intent and the goal of Block Unit Planning Scheme at the same time, the improvement in the regulations regarding the development density. It is specially needed at this point because segmentation of the residential area and development density designation are the keys to the success of the projects because of the characteristics of apartment houses. In particular, various development intents to develop regional characteristics of the neighborhood are not being reflected well in the Block Unit Plans because the unified development density and regulations on the size are applied.
Among them, building story restriction influences most negatively on the Plan. The building story restriction plan that adopts mitigated restriction as Type III while it applies the building width ratio of General Residential Area Type II in the Block Unit Plan influences negatively on hierarchical management of the city and the quality of the outdoor living space in the Preservation Block. The purpose of the study was to analyze building width ratio and greenfield ratio in General Residential Area Type II and the relation with construction cost.
The results of this study will help us to propose reasonable strategic improvements in optimal story restriction in apartment house block when establishing a block unit plan. The major research methods are as follows; First, the blocks that propelled or was propelling the apartment house construction according to the Block Unit Plan in Northern Cities in Gyeonggi-do since 2003 were analyzed regarding the building width ratio, the total building floor width ratio and the greenfield ratio.
Second, under the given building width ration, two sample blocks were investigated regarding the appropriate stories by reviewing the changes in the outdoor living space through the dispositional drawing and width shown on building information, possible improvements were induced and the related policy improvements were proposed through regressive analysis of the samples from North Gyeonggi Area.
