부동산경매의 낙찰결정요인에 관한 연구 : 부산광역시 구분소유권상가 중심으로 = A Study on Determinants of Successful Bidding of the Real Estate Auctions : Focused on Divided Ownership Retail Stores in Busan

부산 구분소유 상가의 부동산경매 낙찰 결정요인을 분석했다.

The purpose of this study is to closely examine and provide statistical analysis on what variable and how they determine the success or failure of the auction of divided ownership retail stores. The subject of examination in this research is restricted to divided ownership retail stores located Busan which were up at public auction in 2015. The study tried to identify the factors that would affect successful bidding decisions with whether an item was auctioned off or not as dependent variable and 7 auction factors and 7 real estate factors of auction as independent variables.

As a research method, analysis is performed using logistic regression analysis. The results of this study are as follows. (1) The variables that elevate the probability of success in bidding are found to be the followings : The larger a ratio of the land ownership to the total land area, The larger a ratio of final contract price to the official evaluation price. (2) The variables that reduce the probability of success in bidding are found to be followings : Eastern District Court of Busan District Court(Busan is classified as a court), The larger the privative area to stores. (3) The results of the robustness analysis are as follows : The analysis using the final data of 2015 showed that the three factors were in agreement with the results of this study.

The analysis using the data of February, which is the average rate of winning bid for 2015, was in agreement with one factor of the results of this study.
