택지개발사업의 사업성 결정구조 분석

공공 택지개발사업의 수익성 결정 요인을 분석한다.

Feasibility of Public land development determined by each district’s factors and regional factors around that. In this study, 53 samples of public land development of korea land corporation was used in empirical analysis. Multi regression analysis and path analysis was conducted for empirical study. In multi regression analysis, variables that have a positive effects on the profit of land development are represented size and share for multihousing, population growth, dummy for seoul metropolitan area. On the other hand, path analysis shows that only regional factors can be a meaningful components in deciding profits of public land development.

This results shows that main sources of profit for public land was a demand factors. I suggest that more differenciated land use planning and reasonable management of cost should be set up for public land development.
