宅地開發에 對한 事例的 考察 : 濟州市를 中心으로

제주시 택지개발 사례와 도시 공공시설 설치를 고찰했다.

The location and conditions of all kinds of public facilities required for maintaing and developing the physical environments of cities due to the land development in the urban areas have been on the rise as the chief contents of urban developments. It is inevitable to install all kinds of public facilities for leadint the community life in the urban areas. The public facilities such as road, square, park, waterworks, power, communication, playground and library are very important. It these facilities are not equipped, the function of cities can not be operated and the economic activities of cities are impossible.

The conclusions of two areas through case study are summarized as follows; First, since the rate of single houses is higher than one of the apartment houses shown in the house distribution on land using planning diagram, many problems like the speculative investment in real estate can be resulted in. Second, since the security rate of parking lot outside the roads is less than 2% of total development areas which Che-Ju city requires, it is very negative to the demands of increasing traffic, the traffic jams are expected due to the difficulty of parking and the use of parking lot is very difficult.

Third, although the preservation of ecosystem and the reduction of working costs are possible by making the riversides or the forest place to park and riverside park when planning the development, the difficulties of land purchase by the people such as the rise of lotting-out price will be resulted from the lack of planning. Fourth, although it is considered that the green zone must be constructed and the noise must be reduced for preventing the noise from occurring on the apartment houses and large roads, the difficulty in the inhabitants' life will be brought in.

Many studies for carrying out an effective land development and solving the problems should be accomplished as the results of comparisons of cases of development project for land development project having public management development method.
